COMMUNITY Branded Properties. In 2009 Strangman opened COMMUNITY, an affordable, “brand” of urban properties. The inaugural location isCOMMUNITY @ Martin Building + Flats at 401 Olive Street. This residential property in San Diego’s historic Bankers Hill section, consists of 24 apartments and 8 flats, and introduced COMMUNITY’s signature, value proposition: A “boutique” environment offering unique visual detail and design, combined with progressive lifestyle services (property bicycles, recyclable grocery bags, concierge service, etc.) for maximum comfort and convenience. While the initial execution is residential, the COMMUNITY brand has the strong potential to extend to commercial and retail environments, including short term office spaces and laundromats, among others. The Pearl Hotel. L.W.P. Group renovated and reopened The Pearl Hotel in Point Loma in July 2007. This “affordable luxe” boutique hotel and restaurant features vintage modern design, and has received design notices from Hospitality Design Magazine, as well as community awards from the Point Loma Association. Strangman is currently considering opportunities to expand The Pearl’s affordable boutique hotel concept throughout California. .
Groove 24/7. This Internet radio station—located at www.groove247.com — is the official music station for The Pearl Hotel. It’s not only a sonic “brand” for The Pearl, COMMUNITY and select L.W.P. Group properties, and via the Internet, the station enjoys a global listenership.
Hammond Machine Supply & Lofts.L.W.P. Group received the 2007 Orchid Award for exceptional renovation of this property at 3033 India Street, which features 10 row homes and lofts.
Downtown Nightlife. Strangman has been a fixture as nightlife entrepreneur since the early ‘90s and at one time was landlord of the revered Green Circle Bar. Currently, he owns and operates the popular Downtown nightspots Onyx Room and Thin (opened 1999 and 2003, respectively). The latter was recognized for exceptional design by Wallpaper Magazine.

- Board member of Downtown San Diego Partnership since 2004. Strangman also chairs the Partnership’s Clean & Safe Program and oversees its $5.6 million budget. The program consists of maintenance ambassadors and safety ambassadors. These individuals perform enhanced maintenance and safety services in the public right of way and sidewalks of Downtown—a service area covering 272 blocks.
- Volunteer professional since 2005 for San Diego High School Academy of Business; provides entrepreneurship mentoring and hosts L.W.P.-sponsored fundraising events.

PERSONAL: Strangman, 42, is a native San Diegan raised in Del Mar. He graduated Torrey Pines High School and received a Bachelor’s in Business Administration from National University. Strangman’s personal interest include art, architecture and design. He’s active in physical fitness through bicycling and boxing. A special point of pride is his vintage-modern home in Ocean Beach, which has been featured in several lifestyle publications. The home was designated historic by the San Diego Historic Resource Board in January 2010.
